We offer both Basic and Full Placement Services for Tenant Placement throughout the Jacksonville area.

Basic – The owner shows and manages their own properties – Our fee is 2/3 of the first month’s rent.
Full – Traditions agents show the properties and the owner manages them after placement – Our fee is 1 full month’s rent.

We also offer Full Service Property Management for those owners who need Full Management- 2/3 of the first month’s rent and 10% per month thereafter, no hidden fees.

With all our services we:

• consult with owner providing advice on the market pricing, property conditions, and desired amenities.
• list the rentals on a variety of online sites:  Craigslist, Hotpads, Realtor.com, Truila, and a number of others.
• participate in the UNF/Shands Hospital relocation-housing and are part of the the Military Relocation Program.
• List the properties for rent in the Multiple Listing Service.
• provide flyers at our Park Street office for easy pick-up.
• provide Internet access to the rental list and rental pictures on our web site.
• place rental signs on the property.

During the application process, we:

• verify employment information (2 years).
• verify current living situation and rental history (2 years).
• run a credit report.
• obtain copies of photo identification of applicants.
• review law enforcement web site for sexual predators.
• check for Duval County evictions and judgments.
• present and review the application with the owner.
• provide and execute lease prepared with our firm’s attorney (owner’s may execute their own leases).
• accept security deposit and first month’s rent for the owner.
• provide a move-in check-list for tenant to complete and return to owner.

Payment for the Placement Service is taken at the time of rental.  We can list properties for sale AND rent at the same time.
